Nether Kinneil Farmhouse is run by Gina Young and her husband Simon Stewart.
The property is just off the main Grangemouth-Bo’ness Road, the A904. The postcode is EH51 0QA.
The National Cycle/Walking Route No. 76 runs in front of the accommodation. The site is also just a short walk/cycle from Kinneil Estate, a large parkland on the western edge of Bo’ness and the national John Muir Way.
It’s also close to sites used in the TV series “Outlander”.

Although no longer a working farm, Nether Kinneil is home to hens and geese – who supply eggs to the house and to local residents.
Things to note . . .
ACCESSIBILITY: The main farmhouse at Nether Kinneil has a small step at the door. Two of the guest rooms are on the ground floor. Two further rooms are up one flight of stairs. Our apartment is up a small external staircase. Our music studio is on the ground floor. If you have particular access requirements, please get in touch and we’ll try to help.
CHECK-IN/CHECK-OUT: We are flexible on times for guests to check in and out. Please contact us to discuss your timescales.
CHILDREN: Nether Kinneil is still a working small-holding with a deep pond. For this reason, child guests have to be aged 12 or over.
CHICKENS: Nether Kinneil is home to a flock of chickens and geese, who enjoy the pond outside the main farmhouse. The birds also supply us with regular eggs which we sell on site. For this reason, we don’t accept pets – except service dogs.
COSTS: Accommodation is available from short stays (minimum two nights) to one year. There are no hidden costs – nightly, weekly or monthly prices are inclusive.
MOBILE HOMES: Mobile homes, or camper vans, are welcome at Nether Kinneil Farmhouse near Bo’ness. We offer: parking spaces, a power supply, washing and shower facilities and use of our laundry area. Get in touch to discuss your requirements. The cost for this service is £100 per week.
PARKING: There is ample off-road parking at Nether Kinneil.
SHOES OFF: To keep carpets clean, we ask for guests to remove their outdoor shoes as they enter the property.
SMOKING: Smoking tobacco or the use of vaping products is not allowed in our premises – although you can smoke outside.
WASHING FACILITIES: Guests can use our washing machines, located in one of our outbuildings. There is also a shower/toilet/sink in the same building (handy if you need to clean up before entering your room).
WIFI: We provide free wi-fi for guests to use. This is available on a “fair use” basis and allows you to surf the internet, send/receive emails and browse social media. Access to illegal material is prohibited. Due to our rural location, internet access can be a bit slower than in larger towns.
